Las Vegas Apartments - The Perfect Home for You

Las Vegas Apartments - The Perfect Home for You
By Michael O'Donnell

Are you moving to Las Vegas NV and looking for the perfect apartment to call you new home? Well there are lots of apartment complexes to choose from in the greater Las Vegas Area, so the task of finding the perfect one for you can be quite daunting. Here are some pointers to help you easily find your new home.

Know what you are looking for - This might seem obvious, but the better picture you have of what you want, the better and the faster that you will find the perfect Las Vegas Apartment for you. Apart from the obvious factors such as size, number of bedrooms, bathrooms and the onsite amenities such as parking, pool and laundry facilities, other important questions that can help you narrow your focus follow.

Know where you want to be to achieve the perfect balance between work, play, schools, shopping, restaurants and amenities so you don't waste your precious time in Las Vegas rush hour traffic. The Las Vegas area has great neighborhoods and shopping centers and many apartments are just a short distance away. One of the many benefits of apartment living in Las Vegas is the proximity to restaurants and activities and you should easily find an apartment that is within easy and convenient commute of your work.

Will you get good service? - There are several tell-tale signs that can clue you in to how of how well-run your property is. What are your first impressions of the exterior appearance, the office and the grounds? Be sure to tour common areas such as the laundry room. If you see liter or an untidy exterior appearance you should probably look elsewhere. Is the staff professional and courteous in their appearance and demeanor? Are they willing to accommodate any special needs like disability etc? Ask about routine maintenance and how quickly they handle service requests. Typical turn-around times for service request should be between 24-48 hours.

Know your budget - When renters first visit an apartment they're often swept away by emotional responses. The view from the living room, the beauty of the grounds, the fine-grain of the kitchen cabinetry and the spaciousness of the rooms - all can be quite intoxicating. Enjoy visualizing your beautiful new home but ask yourself what it's really going to cost you. Take care to consider the small stuff, like parking, water, gas, and electric. Ask about typical utility costs for your desired unit - both summer and winter. Remember, the bigger your apartment, the more it will cost you to keep it comfortable, especially in the hot summer months of Las Vegas. Also, check out the often overlooked hidden costs. Do neighborhood prices for groceries, gas, video rentals, laundry services etc meet your expectation?

Will you feel secure? - In the rush to find your perfect Las Vegas apartment rental, security is often an afterthought. And yet it's perhaps a more critical detail for you as a renter, especially with neighbors that you may have just met. Ask if the apartment performs a criminal background check on all applicants. Note features like night-time courtesy patrols and day night video cameras. These are great for easing your security concerns in choosing your perfect Las Vegas NV apartment.

Use this "Five Factor Formula" and you'll quickly find the perfect Las Vegas NV Apartment for you. Know what you want, know where you want it, look for good service and property management at a price that you can afford and pay attention to your security. Before you know it, you'll be watching the desert sun set from your Las Vegas Apartment.

Need Las Vegas Apartments in Suburbs Near Great Attractions? Consider 3 Cities For Your Next Move

Need Las Vegas Apartments in Suburbs Near Great Attractions? Consider 3 Cities For Your Next Move
By Daniel E. Fava

So, you're moving to Las Vegas but you want to live away from the Strip? Sure, Vegas at night is exciting and is a fun place to play but all those neon lights shining in your bedroom window become annoying after a few weeks. There are lots of great places to live that are close to the Strip without being right on it. Here are three cities to consider -- all have great rental prices and lots to keep you and your family busy.

Henderson, NV has a growing population and is home to 252,064 residents. The average rent for an apartment is $1,206. Henderson is the second largest city in Nevada and is located in the southeastern part of the metropolitan area, about 20 minutes from the Strip. The best part of Henderson is the District at Green Valley Ranch Resort. You'll find a great mix of shops, restaurants, luxury lofts and even some office space. Stop in at the Whole Foods Market, grab some organic produce and cheese, and have a picnic in the shade of the beautiful central park area.

North Las Vegas, NV has 224,387 residents and is just about 8 miles to the north of Sin City. The average price for apartment rentals here is $1,148. Residents quickly find many things to do in NLV. My favorite is a visit to Las Vegas Balloon Rides which offers hot air balloon rides daily at sunrise and at sunset. They also offer remote control blimps, corporate balloon programs, and even hot air balloon weddings. Stop in at the CSN Planetarium and Observatory, Las Vegas's only public planetarium, which presents programs to the public on a domed screen.

Spring Valley, NV can be found 5 miles West of the Strip and has 117,390 residents. The average price for an apartment rental is $1,135. The city is home of Spring Valley State Park and offers all sorts of outdoor attractions, including the 65-acre Eagle Valley Reservoir, a boat launch, picnic areas, camping facilities, restrooms with showers and an RV dump station. For those who enjoy hiking and exploring, that's available as well.

So, really, when you choose where you'd like to find a Las Vegas apartment, consider average rent rates, population size, and the proximity to major population centers. Nevada has something for everyone to enjoy from urban to rural, outdoorsman to artsy, upscale to downhome. Come and check it out. Happy apartment hunting!

Las Vegas Apartments - Secrets to Your Security

Las Vegas Apartments - Secrets to Your Security
By Michael O'Donnell

For many people, whether they're renting or buying a new apartment, security is always something of an afterthought. In the rush to find your perfect home, many people forget the importance of feeling secure and safe in a given area.

When you're looking to rent an apartment in downtown Las Vegas, you're already moving into a relatively safe place. You have one of your bases covered. Still, even in the very best, upstanding neighborhoods, it pays to be active to ensure your personal well being. The most critical detail to ensuring your security, it's important to find out what type of security measures your prospective landlords take.

You can and should ask about whether or not all applicants undergo criminal background checks as part of the process. When you visit a prospective property you should also check out the security features of the property, like night-time courtesy patrols and day-night video cameras.

Most of the reputable properties in downtown Las Vegas offer at least one but usually more than one of these security features. Night patrolmen are obviously a great safety feature for you; their presence near a property acts as a major deterrent to any would-be thieves. Furthermore, day and night video cameras can also provide a great tool in the event of any damage to property. Any suspicious activities in or around your home are recorded and you can, with good reason, feel pretty safe because video evidence definitely helps to resolve any security threats quickly.

To find out about the security options relating to any of the apartments you're considering, it's important to speak with the manager of the property specifically and openly about the issue. Express your general concerns about security - about your personal safety and the safety of your property. You can ask if there have been any security problems in the neighborhood and how and how quickly those problems were resolved.

You may feel a bit uncomfortable thinking about security in this way. It's off-putting, perhaps, to think that security is or might be an issue. But let's face it, the world is unpredictable and we don't life apart from the real world. The way to be safe is to be proactive in as many ways as possible. Have control over your security, as much of your personal security as you can control. Your residential situation definitely falls under the category of things you can control so do the extra work to find out how well you are protected from the very beginning.

Apartment Homes - Your Secret to Successful Renting

Apartment Homes - Your Secret to Successful Renting
By Michael O'Donnell

A good manager can make the difference between a dream home and a nightmare hovel. Surprisingly, most people overlook a very crucial part of the apartment-finding process when they forget or just don't think to interview the manager about whichever property they are considering. Most people don't realize what the manager does within an apartment building or complex.

Suffice it to say, a good manager is one who has their tenant's well-being and comfort as their number one priority. Think about it, if you rent your home and something goes wrong, whether it's a toilet that's blocked up, a sink that's leaking, or your carpet that needs re-stretching. These are things that your manager has to take care of; and there are plenty of horror stories. Some managers are unscrupulous and delay repairs beyond all reasonable timeframe, leaving you stranded.

How do you avoid such messy situations? Easy. Before you commit to a place, arrange a sit-down with the on-site manager and ask some pointed questions about the building's maintenance and general functionality.

* Who do you call when you have a problem that needs fixing?

* What's the standard response time to a reported problem?

Ask these questions and, when you tour you're the complex or building, look over the general cleanliness of the place. Signs of decay on the walls, for example, and well-weathered, scraggy carpets, even cracked and uneven tiles are common in poorly maintained properties. If the property is poorly maintained, even in the common living space, chances are strong that the management is less than committed to their job.

When you decide to live in rented accommodation in downtown Las Vegas or elsewhere, you need to know you've made the right choice about your living space. You need to know your interests are taken care of; that you won't be left stranded should there be a problem in your building or in the complex. When you find this kind of security and commitment from the complex management you'll enjoy a great, problem-free, rental experience.

The property manager's role is to help you with any problem relating to you home. She should also look out for your safety and general well-being and she should offer you a solid guarantee that your living environment will remain safe, clean, and healthy. A well-run apartment complex has staff dedicated to constantly improving the amenities. Upgrade features such as in-unit ceiling fans and screen doors are very desirable and will help you efficiently maintain the comfort level of your apartment while minimizing your power bill.

A final closing tip - ask your manager if you can see the "Policies and Rules" charter for the complex. You want to enjoy a quiet and cozy living environment and a good manager gains the cooperation of all the residents with a written charter. Remember it's not just the place but more importantly it's the people. Be sure to interview your property manager and guarantee that your Las Vegas apartment rental is a super, satisfying experience.

Need an Affordable Apartment Rental? Las Vegas Has Communities With Low Average Apartment Rent Rates

Need an Affordable Apartment Rental? Las Vegas Has Communities With Low Average Apartment Rent Rates
By Daniel E. Fava

The Las Vegas area is known for having fairly high apartment rent rates, and rentals in the actual city average $1,005 per month. While there are certainly some communities in the area that are more expensive than that, there are also some that are more affordable. Here is a list of the more affordable cities in the Las Vegas metro area.

Sunrise Manor, NV - population: 189,372, average apartment rent: $934

At the western base of Frenchman Mountain, and near Nellis Air Force Base, the city is 12 miles from the Las Vegas strip. If you love baseball, you'll love Shadow Rock Park which has four diamonds and is always hopping with activity.

Paradise, NV - population: 196,821, average apartment rent: $930

Many people are unaware that a big part of the Las Vegas Strip is actually in Paradise, NV. In fact, the U.S. Postal Services simply uses "Las Vegas" as the place name for Paradise so people don't get confused. In addition to the Strip, Paradise is also home to McCarran International Airport and UNLV. If you work anywhere near the Strip or the airport, consider cutting your commute and moving to Paradise.

Whitney, NV - population: 18,273, average apartment rent: $921

About nine miles due east of the Strip, Whitney is to the east of I-515 and the Boulder Hwy. The city is best known for housing UNLV's Sam Boyd Stadium. Whitney is a great place to raise a family because it's not so close to all the activity you find in some of the other parts of the metro area.

Winchester, NV - population: 26,954 average apartment rent: $892

Like Paradise, Winchester is known by the U.S. Postal service as "Las Vegas" and is in the portion of the city that most people normally associate with Vegas. Just east of the Strip and north of Paradise, Winchester contains hospitals, the Las Vegas National Golf Club, a community center, several parks, and many strip malls.

With each of these cities having rental rates priced within $42 dollars of each other, your decision should come down to your needs. If you work closer to the Strip, consider Paradise and Winchester, your commute will be non-existent, and, as someone who hasn't had a regular commute over half of a mile for the past 8 years, I can tell you that once you eliminate your commute, you change your life.

If, on the other hand, you've got small children and need parks and family-friendly activities, consider Sunrise Manor and Whitney. They're all great places and they've got awesome apartments.

Want to Move Close to the Las Vegas Strip? Here Are 3 Nearby Las Vegas Rental Properties

Want to Move Close to the Las Vegas Strip? Here Are 3 Nearby Las Vegas Rental Properties
By Daniel E. Fava

Is it time for you to move close to the Las Vegas Strip? Since there aren't a ton of apartments right on the Strip (with all those darned casinos in the way), I've put a list together of nearby properties that are just a few minutes from all the pleasures Las Vegas has to offer.

Sahara Palms - 2900 El Camino Ave, distance: 2.5 miles, price: $535 - 1,024

Lovely, quiet, and right in the heart of the city, Sahara Palms has great rent rates with 1 - 3-bedroom floor plans ranging from 680 - 1,444 square feet. The units have large walk-in closets and great linen closets, plus the location is incredible. This complex often runs specials to help ease the transition into your new home.

You'll find pretty much anything you need within a mile of the complex: restaurants, Starbucks, groceries, schools, Baskin Park, and a used book store.

Willows at Spring Valley - 5280 W Hacienda Ave, distance: 2.5 miles, price: $719 - 999

The Willows have well-maintained grounds and are a great place to live. The interior design in the models, office, and club house are spectacular and will inspire ideas for how you can decorate your own new home. You'll find 1 - 3-bedroom units here sized between 766 - 1,200 square feet.

The complex is close to Dad's Grilled Cheese, Roberto's Taco Shop, a Starbucks, schools, grocery stores, ethnic markets, P T's Pub, a movie theater, and more.

The Retreat - 4248 S. Spencer St., distance: 3.5 miles, price: $750 - 1,250

Offering 1 - 3-bedroom units ranging from 770 - 1,172 square feet, The Retreat has easy access to all the important sections of the city: the Strip, UNLV, medical centers, and more. The pool here is gorgeous and the lawns look like they were in a magazine -- I don't know how they keep them so green.

Here are a few local amenities located within a mile of the complex: Olive Garden, Dunkin' Donuts, Albertson's, an elementary school, Las Vegas-Clark County Library, and even some banks and bars.

Regardless of whether you're moving close to the Strip for business or pleasure, the complexes listed here will certainly bring some joy to your life. Plus, these Las Vegas rental properties are also close to many local amenities so you'll be able to walk to half of the places you go. Get some exercise, it's good for you. Happy apartment hunting!
